Almost every "cheapest suburbs" list you'll read is built on estimates. This one isn't. Every rent below is the median of real rental bonds actually lodged with the state tenancy authority — the same measure governments treat as authoritative. We can only do this for the three states that publish that data openly: New South Wales, Queensland and Victoria.
Why only three states
NSW (Rental Bond Board), Queensland (RTA) and Victoria (DFFH) all release median rents derived from new bond lodgements. The other five states and territories don't publish open bond data, so anyone quoting a "median rent" for Perth or Adelaide down to the suburb is modelling it, not measuring it. We'd rather show you fewer numbers that are real than more that aren't — the same rule the whole site runs on. Where our figure is an estimate, we label it; here, nothing is.
New South Wales — the cheapest real-bond rents
The lowest measured rents sit in the regional west and north — trading distance from Sydney for rent less than half the city's. The median across NSW's 839 real-bond suburbs is $690/week.

Queensland — the cheapest real-bond rents
Queensland's floor runs through the far north and the old sugar and mining towns. The median across its 494 real-bond suburbs is $655/week.

Victoria's cheapest measured rents cluster around the Latrobe Valley, Geelong's north and Ballarat. The median across its 158 real-bond suburbs is $555/week — the lowest capital-state median of the three.

Read the trade-off honestly
The cheapest rents are cheap for a reason: they're mostly regional and remote, a long way from a capital-city job market. Broken Hill's $355/week is real, but so is its distance.
