- Method
- Suburbs ranked by the median weekly rent of a 3-bedroom home from lodged bond data, lowest first. One dwelling size is used throughout so the ranking compares like with like — ranking on each suburb's most common dwelling would pit a one-bedroom flat against a four-bedroom house. No modelled rent is eligible.
- Data source
- NSW Rental Bond Board
- Who was eligible
- Population 1,000+ and a published bond median. NSW bond data is published by postcode, so a NSW figure is its postcode median rather than the suburb alone.
- How many suburbs were ranked
- 839 suburbs had measured data and met the eligibility rule. Suburbs without measured data were not ranked — they were not scored low, they were left out.
- Independence
- Nobody can buy this award, a place in it, or a change to it. It is computed from public data by a published formula and has no commercial relationship attached.
Why only New South Wales?
Because that is where a government publishes the measurement. Western Australia, Australian Capital Territory, Tasmania and Northern Territory publish neither bond rents nor sale prices per suburb, so no equivalent award can be computed there without inventing the numbers — which would make it worthless.
If that changes, this award widens automatically the next time the data is rebuilt.
