    Victoria is the only state that publishes both bond rents and sale prices per suburb, so it is the only place this can be computed from measurement alone.

    Method
    Gross yield = median weekly rent × 52 ÷ median sale price. Both inputs must be measured; no modelled figure is eligible. Gross, not net — it ignores rates, insurance, management and vacancy.

    Population 1,000+, with both a published bond median and a published sale price.
    How many suburbs were ranked
    150 suburbs had measured data and met the eligibility rule. Suburbs without measured data were not ranked — they were not scored low, they were left out.
    Independence
    Nobody can buy this award, a place in it, or a change to it. It is computed from public data by a published formula and has no commercial relationship attached.

    Why only Victoria?

    Because that is where a government publishes the measurement. Western Australia, Australian Capital Territory, Tasmania and Northern Territory publish neither bond rents nor sale prices per suburb, so no equivalent award can be computed there without inventing the numbers — which would make it worthless.

    If that changes, this award widens automatically the next time the data is rebuilt.
